The seat is the prize. The piñata is how we hand over the cash: it hangs next to the scoreboard all month, and last Friday the winner breaks it on camera.

  • The $10,000 is claimed at 3 funded deals and $100,000 funded, minimum.

We are looking for closers, not students. The winner’s seat on the Donkey closing team is guaranteed; anyone else who hits the bar gets invited too. Every closer here started on the phones, and the top earners make in a month what most make in a year.

Is this training?

It’s real work, not training. Live leads from day one and commission on what you fund. There is a session every morning because it makes you better, not instead of the work.

What do I earn?

Commission from day one on every deal you fund. No waiting period, no ramp before you get paid. The winner also takes $10,000 and a guaranteed seat on the Donkey closing team. Rates and the written terms are shared before day one.

Is there a base salary?

No. This is commission from day one — you are paid on what you fund. It is the honest way to find out who can close.

Do I need lending experience?

No. We teach the business. You bring the selling.

What if I don’t win?

You keep every commission you earned and you leave with a reference. The seat is guaranteed to the winner, but anyone who hits the closer bar can be invited to stay. Some come back next month.

Where and when?

Manhattan, in person, Monday to Friday, 8:30 am. October 6 to 31.

When do I hear back?

This is a cohort, not a rolling hire — we read everyone together rather than first come, first served. Applications close Sep 26 and everyone gets an answer by Sep 29, a week before the start. If the ten seats fill earlier we will close early and tell you sooner. Applying on the first day is no advantage; a lazy application is a disadvantage.

How is the winner decided?

Most deals you originated that fund between Oct 6 and Oct 31. Ties go to the higher funded volume. Scoreboard visible daily, and the program rules spell out the rest.

Is the $10,000 guaranteed to someone?

No. Topping the scoreboard is not enough on its own — the winner also needs at least 3 funded deals and $100,000 funded in the month. If nobody clears that, the $10,000 carries to the next cohort. The seat is decided the same way. We would rather be straight about that up front than surprise you on Oct 31.

Program rules

The part with the fine print.

Short, and written down before you start rather than after. These are the terms the prize and the seat are paid on; you get the full version in writing before day one.

Who can win

Anyone in the cohort who starts on Oct 6 and works the full month. Miss scheduled days without agreement and you are out of the running.

What counts

Deals you originated that fund between Oct 6 and Oct 31, confirmed funded by the lender. Applications, offers and deals that fund after Oct 31 do not count toward the prize.

The minimum

To claim the $10,000 the winner needs at least 3 funded deals and at least $100,000 in total funded volume. Top of the scoreboard below that is not a winning month.

If nobody clears it

The $10,000 is not awarded and carries into the next cohort's prize. The seat is offered only if someone meets the bar.

Ties

Higher total funded volume wins. Still tied: the earlier of the two to reach the winning count.

The seat

A guaranteed offer to join the Donkey closing team, subject to the usual paperwork — work authorization and the standard employment terms. It is a real offer, not a promise to consider you.

Your commission

Yours either way, win or lose, on every deal you fund, per the written commission agreement you sign before day one. Paid on the normal cycle.

Payment and tax

The $10,000 is paid at the piñata on Oct 31 and reported as income. Tax is the winner's responsibility.

Disqualification

Falsified applications, misrepresentation to a merchant or a lender, or breach of your agreement ends participation and any claim to the prize.

Changes

We can change or cancel the program before it starts, and will tell everyone who applied. Once Oct 6 begins, these rules are the rules for the month.
